Adrian and his team completed our loft conversion in April 2023, superb job from start to finish. Friendly, positive and very accommodating, even allowing a last minute change of layout during the conversion. Very happy with the final result.

We were extremely fortunate to be able to use O’Sullivan Loft Conversions. Myself and my husband are absolutely useless when it comes to anything DIY but it didn’t matter as Adrian and his team ran the entire project which made it so much less stressful for us. Communication was excellent so we knew exactly what to expect and a payment schedule was given to us before any work had even been done so there weren’t any nasty surprises. We were also invited to inspect the work at any stage and were kept constantly updated with the progress.

Adrian and his team treated our house with respect, interacting with our kids and leaving everything clean and tidy every day. They understood that this was our home and not a building site.

Would definitely recommend to anyone who is thinking of undertaking such a project.

We had Adrian and team do our loft conversion and it was a first class experience. From the initial quote, to planning and having the work done we have no complaints.

The quote process was excellent, everything was explained and ideas shared. Adrian provided the architect who did all the drawing and planning applications and the work was started early which was fine and fit in with our own plans.

His team worked diligently and considering the huge amount of work being done everything was tidy and clean.

I would highly recommend Adrian for loft conversions.

Why a Velux Roof Conversion?

Because the existing shape of the roof remains unchanged, the construction process is simpler, faster, and often falls under Permitted Development rights. Rather than extending the roof outward, we work within the existing roof space, strengthening the floor structure, improving thermal performance, and introducing natural light through high-performance roof windows.

For many homeowners, a roof window conversion provides the ideal balance of cost, practicality, and added living space. It can create anything from a home office or guest bedroom to a games room, hobby room, or peaceful retreat away from the rest of the house.

Is a Roof Window Loft Conversion Right for You?

The success of the project depends entirely on the dimensions of your existing roof. Ridge height, roof pitch, and overall roof width all influence how much usable space can be created.

Roof window conversions offer excellent value, the following points are important to consider.

  • The higher the ridge height, the better the head height.
  • A steeper roof pitch gives a better advantage.
  • Great if your not looking for maximum floor area
  • Sometimes limited to overall room space.

If these details don’t meet your circumstances, a dormer conversion could be a better choice.

During our site survey, we take precise measurements and can normally tell you straight away what is realistically achievable within your roof space. Our aim is to provide clear advice from the start, so you can make informed decisions based on the physical realities of the property rather than guesswork.

Why Homeowners Choose Roof Window Conversions

Bright Natural Light

Roof windows typically allow significantly more daylight into a room than standard vertical windows because they are positioned directly within the roof slope.

The result is often the brightest room in the house, creating a light, open atmosphere that feels very different from the dark loft spaces many homeowners are familiar with.

Faster Construction

Because the external roof structure remains largely unchanged, build times are usually shorter than dormer or hip-to-gable conversions.

Lower Overall Investment

Roof window conversions generally require less structural alteration, making them one of the most cost-effective ways to gain additional living space.

Minimal Visual Impact

From the outside, the property retains its original roof shape and character, making this option particularly attractive for homeowners who prefer a more subtle appearance.

How We Build Your Loft Conversion

Building within an existing roof requires detailed loft conversion plans to maximise usable space while maintaining comfort and structural performance.

1. High-Performance Insulation

The roof is upgraded using modern insulation systems designed to achieve excellent thermal performance without unnecessarily reducing headroom.

This helps keep the room warm during winter, cooler during summer, and reduces the risk of condensation issues commonly associated with poorly insulated loft spaces.

2. Strategic Roof Window Placement

Positioning roof windows correctly can dramatically improve the usability of the room.

Where possible, we place windows above key areas such as stair landings, bathrooms, or circulation routes. This provides valuable additional head clearance exactly where it is most useful while also maximising natural light.

3. Integrated Eaves Storage

The lower sections of the roof that cannot comfortably be used for standing space are transformed into practical storage areas.

Purpose-built dwarf walls create clean room boundaries while providing discreet access to deep storage zones for suitcases, seasonal items, and household belongings.

Designing a Practical Layout

A successful roof window loft conversion is about more than simply creating floor space—it is about making the space work properly.

Bathroom Design

Bathrooms often require careful planning due to roof slopes. In many cases, positioning a bath beneath the lower part of the roof can make excellent use of an area where standing height would otherwise be limited. This allows the higher central section of the room to remain clear and comfortable for everyday use.

Walking Routes

We position doors, corridors, and primary circulation areas beneath the highest point of the roof wherever possible. This ensures the areas you use most frequently feel comfortable and spacious.

Furniture Planning

Beds, desks, wardrobes, and storage units are considered during the design stage so that the finished room functions well in everyday life rather than simply looking good on a drawing.

See Your Loft Before Construction Begins

Every roof space is different.

During the design stage, we create a digital model of the proposed conversion so you can understand exactly how the finished room will work.

Using our Meta Quest 3 virtual reality system, you can step inside a full-scale representation of your future loft and assess:

  • Head height and circulation routes
  • Window positions
  • Room layouts
  • Furniture arrangements
  • Bathroom configurations

This helps identify potential issues before construction begins and gives you confidence in the final design.

Real Project Example: High Ridge Games Room Conversion in Sedgley

The project shown below demonstrates what can be achieved when a property benefits from a particularly generous ridge height.

By working within the existing roof structure, we created a spacious games room complete with a functional shower room, all without altering the external shape of the roof.

The result was a bright, versatile living space that added significant practical value to the property while maintaining its original appearance.

Frequently Asked Questions

How do I know if my loft has enough head height?

As a general rule, we look for a minimum existing head height of approximately 2.3 metres.

This measurement is taken from the top of the existing ceiling joists to the underside of the ridge timber at the highest point of the roof.

During our survey, we will take precise measurements and provide a clear assessment of whether a roof window conversion is suitable.

Do I need planning permission?

In most cases, no.

Because the roof shape remains unchanged, roof window loft conversions typically fall under Permitted Development rights.

Exceptions can apply to flats, maisonettes, listed buildings, and some properties located within designated conservation areas.

We will confirm your specific position during the survey process.

Will the room feel cramped?

Not if the roof dimensions are suitable.

A properly designed roof window conversion can feel surprisingly spacious, particularly when natural light is maximised and the layout is planned carefully.

However, where roof dimensions are restrictive, we will advise if a dormer conversion is likely to provide a better result.

Alternative Loft Conversion Types

Rear Flat Roof Dormer Conversions

Need additional headroom and maximum usable floor area? Rear dormer loft conversions can provide a larger and more versatile living space.

Hip-to-Gable Loft Conversions
