Case Study: Dormer Loft Conversion Wombourne
See how a 30m2 Wombourne loft conversion saved a family phenomenal stamp duty costs while adding 20% property value. Technical 4-to-6 bed case study.
Your Loft Conversion Journey, Simplified
This project demonstrates how strategic structural engineering can bypass the moving tax of high stamp duty while adding significant long-term equity to a detached property.
For a high-value detached home, the Stamp Duty alone on a next step property could cover a significant portion of a loft conversion budget. By choosing to build up, the homeowners avoided these non-recoverable costs while gaining an estimated 20% market value increase.

Solving the Truss Roof Challenge
Modern homes in Wombourne are typically built with truss roofs. These webbed structures offer no internal load-bearing capacity, meaning a standard floor installation is impossible without a specialised structural skeleton.
The Decision: Why We Used Full-Width Steel Beams
Because the property lacked internal load-bearing walls, we engineered a heavy-section steel framework designed to span the full width of the house.
• Gable Loading: All weight is transferred directly into the external gables, creating a self-supporting floor.
• 3D Visualisation: Photorealistic modelling allowed the homeowners to walk through the layout before construction began.
• Aesthetic Match: Sourced matching concrete tiles to ensure the rear dormer integrated perfectly with the original roofline.

The Building Control Rescue
Midway through construction, the appointed private building inspection company declared bankruptcy overnight. In the trade, this is a “black swan” event that can halt a project indefinitely.
The Resolution: Using 30 years of industry experience, we personally negotiated with South Staffs Council to transition the project to an approved local authority partnership. Despite the bankruptcy, we honoured our fixed-price guarantee, absorbing the additional fees ourselves to ensure the homeowners were protected and the project received its final certificate.
Staged Payments
We maintain a professional ‘work-to-money’ ratio at all times. For this project, we implemented a staged payment schedule.
Funds were released only as specific milestones were verified, ensuring the homeowner remained in control of their investment throughout the 8-week build.

Why a Loft Conversion?
Adds space without moving
If you love your home but just don’t have enough space, a loft conversion is the perfect solution.
Boosts property value
Your home is your biggest investment and a loft conversion can pay itself and more if you sell in future.
Cost-effective vs moving
It’s expensive and stressful to move home, so a loft conversion is often better value for money.
Tailored to your needs
Design your loft conversion so it meets your exact requirements.
