Adrian and his team completed our loft conversion in April 2023, superb job from start to finish. Friendly, positive and very accommodating, even allowing a last minute change of layout during the conversion. Very happy with the final result.

We were extremely fortunate to be able to use O’Sullivan Loft Conversions. Myself and my husband are absolutely useless when it comes to anything DIY but it didn’t matter as Adrian and his team ran the entire project which made it so much less stressful for us. Communication was excellent so we knew exactly what to expect and a payment schedule was given to us before any work had even been done so there weren’t any nasty surprises. We were also invited to inspect the work at any stage and were kept constantly updated with the progress.

Adrian and his team treated our house with respect, interacting with our kids and leaving everything clean and tidy every day. They understood that this was our home and not a building site.

Would definitely recommend to anyone who is thinking of undertaking such a project.

The team was always punctual and incredibly tidy, ensuring there was no mess left behind after they completed their work each day. We had Adrian and team do our loft conversion and it was a first class experience. From the initial quote, to planning and having the work done we have no complaints.

The quote process was excellent, everything was explained and ideas shared. Adrian provided the architect who did all the drawing and planning applications and the work was started early which was fine and fit in with our own plans.

His team worked diligently and considering the huge amount of work being done everything was tidy and clean.

I would highly recommend Adrian for loft conversions.

Valuable space added

By extending the rear roof slope outward, we create a vertical rear wall and a flat ceiling, dramatically increasing the amount of usable floor space within the loft. The result is a room that feels much more like a natural extension of the house rather than a converted attic.

For many homeowners, rear dormer loft covnersions provide the ideal balance between investment and additional living space. It can comfortably accommodate a large bedroom, home office, dressing area, guest suite, or a generous bedroom with a full-sized en-suite.

Is a Rear Flat Roof Dormer Right for You?

Rear dormers are particularly popular with homeowners looking to maximise the amount of practical living space their loft can provide.

By creating a full-height rear wall, the conversion removes much of the restriction caused by sloping roofs and opens up a wide range of layout possibilities. Bedrooms feel larger, furniture placement becomes easier, and bathrooms can often be designed without the limitations commonly associated with roof slopes.

A rear dormer may be particularly suitable if:

  • You want the maximum amount of usable floor space.
  • You are planning a master bedroom with an en-suite.
  • Your existing loft feels restricted by roof slopes.
  • You want the finished room to feel more like a conventional floor of the house.

During our site survey, we take detailed measurements of your roof space and discuss the different options available. In many cases, a rear dormer can unlock significantly more usable living space than a roof window conversion alone.ed decisions based on the physical realities of the property rather than guesswork.

Why Homeowners Choose Rear Dormer Conversions

Maximum Usable Space

The biggest advantage of a rear dormer is the amount of additional floor area it creates.

Instead of losing space to sloping ceilings, the new vertical wall allows much more of the room to be used comfortably on a daily basis.

Greater Layout Flexibility

The increased headroom creates more freedom when positioning beds, wardrobes, desks, storage, and bathroom fittings.

This often allows layouts that would be difficult or impossible within the original roof shape.

Ideal for Bedrooms and En-Suites

Rear dormers are particularly well suited to creating spacious master bedrooms with practical en-suite bathrooms.

The additional height makes full-sized shower enclosures, fitted furniture, and generous circulation space much easier to achieve.

Adds Significant Practical Value

For many properties, a dormer conversion creates a substantial increase in usable living accommodation while remaining sympathetic to the existing appearance of the home.

How We Build Your Dormer Conversion

Creating a dormer involves careful structural design to ensure the new space performs as well as the rest of the house.

1. Structural Support and Steelwork

The new floor structure and dormer are supported using structural steelwork designed specifically for your property.

This ensures loads are transferred correctly through the building and provides a solid, long-lasting structure for the new living space.

2. High-Performance Roofing Systems

The flat roof is built using proven systems designed specifically for UK weather conditions, where long-term water resistance and thermal stability are essential.

3. Matching External Finishes

Where possible, the dormer exterior is finished using materials that complement the existing property.

This helps the conversion blend naturally with the house while remaining compliant with applicable planning and Permitted Development requirements.

4. Careful Construction Sequencing

Much of the structural work is completed from external scaffolding before access is opened into the existing house.

This approach helps minimise disruption and allows the new structure to become weatherproof as early as possible during construction.

See Your Loft Before Construction Begins

Every property is different, and a dormer conversion significantly changes the shape and feel of the loft.

During the design stage, we create a digital model of the proposed conversion so you can understand exactly how the finished space will work.

Using our Meta Quest 3 virtual reality system, you can step inside a full-scale representation of your future loft and assess:

  • Room layouts
  • Staircase locations
  • Window positions
  • Bathroom arrangements
  • Furniture placement
  • Head height and circulation routes

This allows important design decisions to be made with confidence before construction begins.

Real Project Example: Rear Flat Roof Dormer Conversion in Bilston

The project shown below demonstrates how a rear dormer can transform an underused loft into a spacious and highly practical living area.

By introducing a full-height rear wall, we were able to create a layout that would not have been achievable within the original roof shape alone.

The finished result delivered significantly more usable floor space while maintaining a natural relationship with the rest of the house.

Frequently Asked Questions

Will my loft support a rear dormer conversion?

As a general rule, we look for a minimum existing head height of approximately 2.3 metres.

During our survey, we measure the roof structure carefully and assess whether the available dimensions are suitable for conversion.

Do I need planning permission?

Many rear dormer conversions fall under Permitted Development rights.

However, factors such as the size of the proposed dormer, the type of property, and whether the home is located within a conservation area can influence the requirements.

We assess this during the survey and explain any planning considerations that may apply.

Will a dormer make the room feel bigger?

Yes. One of the primary reasons homeowners choose a dormer is the significant increase in usable floor space and headroom.

The vertical wall and flat ceiling allow much more of the room to be used comfortably, making the space feel considerably larger than a roof window conversion in many situations.

better result.
